| Down Payment: A
non-refundable earnest money deposit will be required the day of
sale (check the auction detail page for amount). The balance of the purchase
price will be due upon closing. Closing to be within 30 days of the
auction date. Acceptable funds for the earnest money include: cash, cashier's
check, traveler's checks, or personal/business check with a
bank letter of guarantee. Realtor Cooperation: Summit Auction Group offers
full cooperation with all licensed real estate professionals. A 3% commission
will be paid upon closing to the Realtor who properly registers the winning
bidder at least 2 days in advance of the auction.

Contingencies: The property is being sold without any contingencies
for financing or inspection. Please have financing pre-arrange and in place
prior to bidding.
Financing: The property is being sold on a cash basis. You may utilize
financing however, the sale will not be conditioned on financing approval. Be
prepared prior to auction date with financing approval prior to bidding.
Home Inspections: Buyers are invited to have the home inspected prior
to the auction. However, the property is being
offered AS IS not subject to any repairs or improvements that may or may not be
referenced in the inspection.
Acceptance of Bid: The final bidder will be required to sign
the Purchase Agreement in unaltered form immediately following the
auction. The seller will have up to one hour to confirm the acceptance of the
offer unless the property is offered No Reserve which binds the seller to the
high bid immediately.
Buyer's Premium: A 6% buyer's premium will be added to the
final bid price to determine the actual purchase price.
Title: Title insurance will be provided and the cost will be
split by the seller and the buyer.
Taxes: Real estate taxes will be prorated to the date of
closing.
Possession: Upon closing
Survey: No survey will be provided by the seller. If one is
desired by the buyer, it must be ordered immediately after the auction and will
be at they buyer's cost.
Agency: Summit Auction Group is representing the Seller
exclusively.
